VALUE: $12.975 million
CHALLENGE: To acquire a site considered too difficult by others due to environmental contamination concerns, as well as development on the property of two small buildings covering only 36 percent of the site with an in-place long term tenant.
TIME FRAME: 2013 – 2013
RESULT: Obtained property at an excellent purchase price due to seller distress and misconception about contamination, proved there was no contamination and sold the property with the tenant in place for a levered IRR of 22.85 percent just 10 months after acquisition.
1683 SUNFLOWER STREET – Costa Mesa, CA
VALUE: $36 million
CHALLENGE: To assume a large existing loan on a 65 percent vacant industrial building with poor access
TIME FRAME: 2012 – 2013
RESULT: Secured partner to assume the debt and provide equity, worked with the City to consider alternate use, and sold it to a multifamily developer providing a levered IRR of 35 percent just 15 months after purchasing the property.
Quail Pointe
5325 Sunrise Blvd. – Fair Oaks, CA
VALUE: $44 million
CHALLENGE: Joint venture with land owners to build a 98,000 sq. ft. neighborhood shopping center.
TIME FRAME: 1986 - Present
RESULT: Constructed and developed the center and attracted national tenants such as Trader Joe's and Lamps Plus, while generating significant cash distributions each year throughout its history.
